The modernization for the 1970s-era shopping center seeks to clarify the structural conditions and restore the architectural appeal of the cityscape.
The design focuses on restructuring the retail space and modernizing the façade of the upper floors. The glass structure next door is demolished and replaced with a new build in line with the strict provisions of the urban plan. By establishing a uniform architectural vocabulary and placing stronger emphasis on the horizontal principle, the design assigns clear roles to each of the individual levels. So-called bands made with uniform materials serve to strengthen the tectonic elements of the overall ensemble. Any elements seen as reductive or distorting are removed to open out the access areas and upgrade the arcade space. A complete overhaul of the façade restores the structured, homogeneous impact of the building that was a feature of the original 1970s design. The design replaces the existing fiber cement panels with bright, reflective glass mosaic tiles.
The wants and needs of residents and customers from the neighborhood played a key role in the design process. The modernization project not only improves the visual cityscape, but also enhances the quality of life in and around the entire complex by eliminating dark alleys and underpasses.
